In recent months and years, the Canada real estate market has gone up and down in ways that no one predicted. Now, some economists are predicting that we will see further drops in the market before it starts to recover. However, at least some economists believe that the drops we will experience throughout 2023 will not be enough to eliminate the gains we have enjoyed in recent years.

However, what are these predictions based on? What else is going on in the real estate market? Some people want to understand the market better so they can decide whether or not this is the right time to buy a home.

Others have their home on the market and want to know if they should sell it or wait for a better opportunity later. Either way, understanding Canadian real estate market trends is essential to look after your financial well-being.

The Canada Housing Market in Recent History

During the coronavirus pandemic, the Canadian housing market enjoyed a huge boost. This increase in housing demand and prices did not begin to turn around until March 2022.

Since then, Canada has been dealing with lower and lower prices in most provinces around the country. Of course, there have been many more ups and downs throughout these events, but you can describe the general trend as a rising market during the pandemic, followed by a falling market since March 2022.

Although Canada has seen several months of falling markets now, the most recent indicators suggest that things may be about to change. In March of 2023, the housing market went up for the first time in a long time.

This raises the question, is the market about to turn around, or is this simply a random fluctuation that will lead to a continuation of falling prices?

Regardless of the answer, it can help to understand these events in their broader context. Even though housing prices have been falling for several months now, this decrease in housing prices is not big enough to eliminate all of the increases that the market enjoyed during the pandemic.

New Listing Trends

For a long time, more and more people in Canada were putting their homes up for sale, and fewer and fewer people were buying them. This made things harder for sellers and easier for buyers. This is known as a buyer’s market.

However, although things are easy for buyers during a buyer’s market, there are often not as many buyers around. However, we are now seeing signs that the buyer’s market may be beginning to shift toward a seller’s market.

Since February of 2023, people have been buying more and more listed houses. On top of that, people are no longer putting their homes up for sale as quickly. If these listing trends continue, then we may see a full-blown shift to a seller’s market as more and more people are eager to invest in new properties.

On the other hand, some people attribute these shifts only to the season. Many sellers consider spring to be the perfect time to list a home. We will need to wait a few more months to see if these trends continue as the spring months end.

Understanding Home Prices

In the past few months, the average price for a home in Canada has started to go down by about 1%. This may not seem like much, but some experts consider that it may indicate the beginning of a new trend. Before this decrease in prices, Canadian housing listings were higher than ever before.

Of course, this is only a general trend. If you look at different provinces, the story can look different. For example, Calgary real estate prices have stayed high and resisted the decreases we have seen in much of the rest of the country.

The Immediate Future of the Real Estate Market

Although nothing is certain, many people are optimistic that the Canadian housing market will not crash. Some people still expect the demand for housing to go down in the immediate future. However, they do not expect it to go down so far as to wipe out the housing market growth generated during the peak years of the coronavirus pandemic.

That means that we may be near the bottom of the recent housing decline trend right now. As we watch over the next few months, we may see that the market starts to shift back toward the positive trends we saw during the early pandemic years.

Selling a Home Now May Be Wise

This may mean that housing prices will continue to go down. As a result, if you have the opportunity to sell your home now, this might be the right time to do so. If you wait much longer, you may find that you have to lower your prices to make the sale.

On the other hand, if you are thinking about buying a home, you might want to wait a few months. If you time your purchase right, you may be able to benefit from decreasing housing prices.

Understand Where the Canada Real Estate Market Is Going

When you look at the way the Canada real estate market has behaved in recent years, it is no wonder that so many people are concerned about where it might go next. However, it is hopeful to remember that the market is doing very well by historical standards.
